Description
On the ground floor there is a living-dining room, a kitchen, a double bedroom, a bathroom with shower and a guest bathroom.
On the first floor there is a double bedroom with an en suite bathroom with shower and tub, and the suite consisting of a study with 2 single beds, communicating with the double bedroom with an en suite bathroom with shower.
Access to the structure is through the door under the porch, opening it you find yourself in the small hallway below the internal staircase, in light oak.
On the right is the living-dining room, furnished with two three-seater sofas, the piano, the smart TV (with Netflix, Youtube and other apps), the fireplace and the eight-place dining table. From the living room, you pass to the corridor that leads to the staircase that leads to the sleeping area located on the first floor, to the double bedroom (with air conditioning and direct access to the porch), to the technical room (boiler room) and to the service bathroom ( toilet, sink and bidet), to the bathroom with shower (toilet, sink, shower, bidet and washing machine) and finally to the kitchen.
The kitchen with peninsula is well equipped: gas hob with five burners, dishwasher, electric oven, fridge with freezer, utensils and small appliances.
The kitchen has double access to the outside via French windows.
Returning to the corridor and climbing the oak staircase, you enter the sleeping area: on the right there is a double bedroom (with air conditioning) and ensuite bathroom, consisting of toilet, sink, bidet, shower and bathtub.
To the left of the staircase is the family suite: a study with two single beds (with air conditioning) which communicates with the double bedroom (with air conditioning) and ensuite bathroom with shower, toilet, sink and bidet.
The garden of "La Girolima" is approximately 2500 m2 and is an oasis of tranquility and natural beauty, offering both green spaces and functional areas for recreational activities and relaxation.
The porch of the villa directly overlooks the garden embellished with olive trees and tall trees: here there are welcoming relaxation areas with sofas and armchairs and a dining table (eight seats). This area is perfect for having lunch, reading a book, chatting with friends or simply enjoying the view of the garden.
In a corner of the garden, there is an area dedicated to five-a-side football.
The perimeter of the garden is delimited by a fence (wire mesh approximately 1.70m high), perfect for those traveling with their dog.
The main entrance is characterized by an electric wrought iron gate that allows vehicle access, flanked by a pedestrian entrance.
Inside the property, near the entrance, there is a convenient parking space and just outside the entrance gate, there are two other easily accessible parking spaces.
The swimming pool is located at the back of the property and boasts views of the nearby town of Mondavio.
It can be reached via the French windows of the living room or boiler room, or by crossing the porch. Mainly rectangular in shape, the tub measures 11 x 5 m, with a depth ranging from 1.10m to 1.70m, and has a vertical hydromassage.
The swimming pool has access via Roman steps (6 steps) and metal ladder (4 steps). It is internally covered in blue PVC and is bordered by brick paving. The swimming pool is chlorine purified and will remain open from the last Saturday in April until the first Saturday in October.
Mondavio is a charming medieval village in the Marche region, perfect for those who love history, culture and natural beauty. Walking through its streets, it feels like taking a step back in time. The first obligatory stop is the Rocca Roveresca, a majestic 15th century fortress that dominates the panorama. Visiting the Fortress means immersing yourself in history: the towers, the internal rooms and the collection of ancient weapons and armor offer a glimpse of medieval life.
Not far from the Rocca is the Apollo Theater, a small 19th century jewel. Although modest in size, this theater offers an intimate and welcoming atmosphere, hosting cultural performances that attract both locals and tourists. It is a perfect example of theater architecture of the time and is worth stopping for a visit or, better yet, to catch a show.
Another unmissable stop is the Church of San Francesco. This Gothic church is a place of peace and reflection, with its exquisite frescoes and works of art. Upon entering, you are struck by the beauty and spirituality of the place: a true refuge for those seeking tranquility and art.
Nearby is Corinaldo, considered one of the most beautiful villages in Italy, it is famous for its perfectly preserved medieval walls and picturesque historic center. Walking along the Scala Santa Maria del Mercato, a monumental staircase of 109 steps, you can discover the ancient gates of the city.
Urbino is also a stop not to be missed: this Renaissance city is a UNESCO heritage site and birthplace of Raffaello Sanzio. Visitors can admire the magnificent Palazzo Ducale, explore Raphael's House and contemplate works of art in the Galleria Nazionale delle Marche. Every corner of Urbino tells a story, making it a true cultural jewel.
Not far from Mondavio is Pergola, famous for the Golden Bronzes of Cartoceto. These Roman statues, exceptionally well preserved, are an archaeological treasure. The historic center of Pergola is fascinating and worth a walk.
Fano is a coastal city that combines history and relaxation. You can explore Roman remains such as the Arch of Augustus and the Basilica of San Paterniano. Its sandy beaches are perfect for a sunny day, while the center offers excellent seafood restaurants and a lively carnival.

Ca Lucciola's garden extends for approximately 4,000 square meters around the house and offers large green spaces for relaxing, dining al fresco, or enjoying the tranquility of the countryside. The area is characterized by flat, easy-to-use terrain, with tall trees offering shade, manicured flowerbeds, and large lawns. The property is not fenced, but is located in a quiet and secluded area, surrounded by greenery, ensuring privacy and tranquility. Outside, there are furnished spaces for al fresco dining or relaxing in comfort. The swimming pool is located just a few meters from the house. It measures 12 x 7 meters, has a depth of 1.40 meters, and is equipped with Roman steps for easy access.
