Description
Outside, there is a saltwater infinity pool (4 x 12 m, depth 1.37 m) with a light gray PVC liner. The pool area also features a whirlpool area and a small beach area, also suitable for children. The property is pet-friendly.
INTERIOR - The villa is spread over two internally connected levels, with a functional layout suitable for hosting families or groups of friends.
UPPER FLOOR - The loggia leads to the open-plan living area, consisting of a living room and kitchen. The bright living room features large windows overlooking the surrounding landscape. The fully equipped kitchen has direct access to a covered terrace, perfect for al fresco dining.
This floor also features a double bedroom with an ensuite shower and sink, and a guest bathroom with a toilet, bidet, and sink.
LOWER FLOOR – This sleeping area includes a double bedroom and two twin bedrooms with joinable beds. The modern bathrooms are arranged in two separate areas: one with a sink, bidet, and toilet, and the other with a sink and shower. A laundry room completes this floor.
EXTERIOR – The property is surrounded by approximately 3,000 square meters of land with olive trees and greenery. The pool area is adjacent to a furnished solarium. A large, centuries-old oak tree provides natural shade during the hottest hours of the day.
Beneath the annex's patio is a lounge area perfect for relaxing or enjoying outdoor aperitifs.
Access to the villa is via a gravel road; a convenient and spacious parking area is available near the entrance.
LOCATION - The villa is located in the heart of the Marche region, about 6 km from Fratte Rosa, a town known for its terracotta production and conveniently located near all major services. The area is characterized by historic villages, scenic routes, and local food and wine.
The seaside town of Fano is about a 30-minute drive away. Pergola, Urbino (a UNESCO World Heritage Site), Senigallia, and Pesaro are also nearby, making the property a convenient base for exploring the Marche region.
